Rising 17 stories above Peachtree Road next door to Phipps Plaza this award-winning vertical mixed-use tower contains 127 Ritz Carlton residence above the 425,000 square foot office component and features the fine dining Tomo Japanese restaurant on the ground floor along with the F& B restaurant. The opportunity to capture both the millennial workforce of international media giant JWT and also provide a workplace for an accounting firm and investment banking firm in other words both flip foot wear and Gucci loafers need to coexist in the same workplace. The building had a stalled at 84% occupancy. The vacant space was heavily encumbered by existing tenant expansion lease rights. The priority was to clean up, remove these encumbrances. A clear majority of the leases expired within the same 24-month period so blending and extending term was a second priority. Complicating matters was the fact most of the remaining vacant space was the least attractive to lease.
