30 Allen Plaza


30 Allen Plaza is the first building developed in downtown Atlanta’s Allen Plaza mixed use neighborhood.  30 Allen Plaza is a 15-story, 264,853 square foot, Class A office building with retail amenities that include a white tablecloth restaurant and cafe.

Initially 50% pre-leased to Southern Company, the firm later amended their lease to take 91% of the building for a 15 year lease term.  The building was completed in October 2005.  Wachovia provided the senior loan and Merrill Lynch and Assurant provided the mezzanine financing.  30 Allen Plaza was awarded the 2004 Best in Atlanta Office Deal by the Atlanta Business Chronicle and 2005 NAIOP Atlanta Award for Best Developer in 2005.  The Building was sold in October 2006 to a Taiwanese-American family consummating a 1031 exchange.
