CLIENT NEEDS
GPS desired to fulfill a franchise agreement with Burger King Inc. and was tasked with developing new retail units in north Georgia. They desired to add units to an already robust market presence, by filling strategic voids within the designated area and specifically targeting sites with premium visibility and in high traffic locations.
LOCATION
Dalton, GA
Greenstone identified, and ultimately purchased, a two parcel assemblage that represented a void in GPS’s targeted area on the north side of Dalton, GA. The site, just off I-75, was along a corridor that had significant traffic counts, but only one lighted intersection and existing GDOT road plans that were to median bound the entire corridor. Greenstone was able to negotiate the demolition and rebuilding of an existing Waffle House, as well as negotiate a 5-party access easement for Burger King to position on our site and access the only traffic signal, providing premium access to the 30,000 + cars, as well as providing exclusivity to future competition.
